Cardiff Bay is one of the most heavily developed areas of the city. The regeneration that started in the 1990s transformed the old docklands into a mix of waterfront apartments, converted warehouse buildings, commercial premises and restaurants. Around Mermaid Quay and the Roald Dahl Plass area, you have high-density residential blocks that are almost entirely leasehold. Down toward the Barrage, newer developments have continued to be built throughout the 2000s and 2010s.

The result is an area where a large proportion of the housing stock is rented out. Buy-to-let is common in Cardiff Bay, and that creates consistent demand for landlord electrical certificates. Since 2020, landlords in Wales have been required to hold a valid EICR for every rented property. In Cardiff Bay, with so many leasehold flats changing tenants, we carry out a lot of this work.

The converted warehouse and dock buildings add another dimension. These properties often have older electrical installations that were put in during conversion, sometimes in the 1990s, which means they're now approaching or past the five-year inspection interval. Consumer unit upgrades are also common in these buildings, particularly where the original installation didn't include full RCBO protection on every circuit.

For the newer apartment blocks, the electrical infrastructure is generally modern, but individual flats still need periodic inspection. We're familiar with the access arrangements common to this type of block, and we work efficiently to keep disruption to tenants minimal.

New-build properties here are often bought by buyers who want to add smart lighting, heating controls and security systems on top of what the developer installed.
